Credit & Leasing Requirements
RISE Residential Property Management, LLC follows all Federal Fair Housing Laws and abides by all Federal, State, and Local laws regarding housing and non-discrimination. These requirements clarify and explain items that would disqualify an applicant from renting a property under our management. Please review the requirements before completing an application.
The non-refundable, app fee is $36 for each person applying over the age of 18.
Once you've viewed the property, if your application is approved, please plan to sign a lease and pay the deposit within 24 hours. RISE will email all applicants with the decision details if your application is denied.

RISE does not accept applicants with past-due rent balances or previous evictions.

A lease is required for all residents (children or other dependents under 18 should be listed).

All residents 18 or older need to sign the Lease Agreement.

All individuals on the lease must have a credit score of 600 or higher. (If you have no credit history or your score is 575-600, a co-signer guarantor and/or a higher security deposit is required.)

Criminal history must be rated satisfactory with no felonies in the past five (5) years.

A minimum of 12 months of previous rental history must be verifiable and satisfactory, including payment history, cleanliness, conduct, and lease terms.

No judgments, bankruptcies, or collections during the past two (2) years, excluding medical debt.

Income verification is required through two recent paystubs; gross monthly income must be at least 3 times the rent amount (ex. rent is $1,000, so your gross income needs to be at least $3,000/mo.)

Two individuals may lease a two-bedroom apartment at most, and up to three individuals may lease a three-bedroom apartment.

Subletting is not allowed.

How can I apply for a rental property at RISE Residential?To apply for a rental property at RISE Residential, you can easily submit your application online through our streamlined application system. You can start by selecting the Apply Now link at the top of our website. Our team is dedicated to assisting you at every step, from application to move-in.

What is the process for moving in?A move in date will be established when you sign a lease. About a week before you move in, you'll want to contact all utility providers and have them placed in your name. Before moving in, please ensure all paperwork is completed including the Inspection Checklist. We’ll provide you with details about key pickup.

What do I need to do when moving out?Please provide a written notice to RISE Residential (info@risebn.com) at least 30 days in advance of your move out date (per your lease). Your lease has a detailed Move Out Checklist to review before moving out. After move out, RISE will inspect the premises and assess any damages and/or needed repairs. The deposit less any outstanding utility bills or charges for damage/repairs to the property will be returned with a written explanation of deductions, within 60 days after you've left the property.

What is the guest policy?Per our lease agreement, Residents cannot allow guests or any other individuals to occupy the unit, except casual visits, for up to a two (2) day stay. No one can occupy the premises for more than ten (10) days, in total, during the lease term.

Are pets allowed in the rental properties managed by RISE Residential?RISE Residential allows pets in some of our rental properties. However, there may be specific guidelines and restrictions in place. Please contact us for more information on our pet policy. (If you don't have a Pet Lease attached to your normal lease, pets are prohibited and could be grounds for eviction.)

Are there any noise restrictions?Yes, quiet hours are from 10:00 p.m. to 8:00 a.m daily. Please be respectful of your neighbors at all times as work schedules vary and some may be sleeping peacefully during the day.
